The US housing market has just experienced a remarkable month in May, achieving its highest performance in 2026 so far. Existing home sales rose by 3.2% from April, reaching a seasonally adjusted annual rate of 4.17 million units, as reported by the National Association of Realtors. This upturn represents the strongest sales pace observed this year, climbing from the previous month's figure of 4.04 million units. Additionally, the median sale price has reached an unprecedented level of $429,300.
The increase in sales, however, was not uniform across the country. Gains were registered in the Northeast, Midwest, and South, while the West remained stagnant, contributing nothing to the national increase. NAR Chief Economist identified enhanced buyer mobility and robust market fundamentals as the main factors behind this surge.
Current housing inventory is limited to just 4.5 months of supply, compared to the ideal balance of around six months. While the 4.17 million annual sales rate is the best recorded this year, it still falls short of pre-pandemic levels, where annual sales consistently exceeded 5 million units.
